I have been researching two words that are frequently used to describe high-priced real estate: luxury and expensive.

Within the real estate industry, "luxury" is clearly the preferred term. We have luxury homes, luxury agents, luxury brokerages and luxury marketing. There is a lot of luxury going on. The word suggests exceptional design, desirable locations, premium materials, privacy, service and scarcity. It describes an experience as much as it describes a price and Brokers use it a lot!

"Expensive" is different. It is more direct. An expensive home is a home that costs a lot of money.  You can clearly see that the Chicago Real Estate market is not fond of this word. Who is thinking : The Emperor's New Clothes

This is what was said to me by a seasoned local Chicago Broker last week. I had mentioned that I was a long time Realtor but I was new in town.

Experience is one of the most valuable things a real estate professional can offer. I believe that completely. But experience is not one single category, and the experience that matters depends on what the client is trying to do.

A Realtor who has worked in Chicago for twenty years will know things I do not. That agent may have sold more homes here, worked through more Chicago market cycles, and developed a deeper history with individual buildings and neighborhoods. I respect that experience very much. I am not going to pretend it does not count.

But if you are moving to Chicago from another city or another state, I bring a different kind of experience: I recently made the move myself.

That is not a slogan I created in a marketing meeting...

The way people search for homes is changing.

For years, buyers have relied on traditional real estate websites that ask them to filter by price, bedrooms, bathrooms, and neighborhood. While those tools still matter, a growing number of buyers are beginning their search somewhere entirely different. They're asking AI.

Questions like:

Maybe it is because I lived through the dotcom meltdown that statistics like this jump out at me to this day. Noty implying anything, but it is interesting for sure.
